Learn More »The time to design and build a commercial building will vary considerably depending on the size and type of building. For example, a precast industrial warehouse versus a hospital wing will have a considerable difference. However, most commercial projects can typically have a two to five month design schedule. A small commercial build will have an additional three month construction process whereas a large scale project will take roughly 18 months.
Office building construction is pretty standard. It starts with civil engineers getting utilities in place, and any excavation and soil remediation if necessary. If these terms sound unfamiliar, don't worry. That's what we're here for.
Once that work is complete, footings and foundations are poured followed by framing whether it's wood, steel or masonry construction. Once the frame and building structure is up, we enclose the building to get everything water tight.
Final construction phase is the interior completion to get ready for move in.
When looking at a commercial build, you want to work closely with your Developer and Construction Management team to make sure the site you're considering building on will accommodate the type of building you need. For instance, making sure that the necessary utilities like power, water and sewer are nearby and can be easily tapped into is important.
The timeline is another major item to consider when starting a commercial build. If your company has a desired move-in date in mind, it's important to work with our team to get ahead on ordering materials due to supply chain challenges. Many items such as steel, precast, electrical gear and HVAC equipment can be six months out or further. The key is to plan ahead and we're here to help.
